Anchor: Let's face it, who's with me? Anything to do with your home is stressful. Raise your hand. Yeah, right. And when it comes to selling a home, it can not only be stressful, but also super expensive as well. Our next guest is here to tell you that selling your home doesn't have to be any of those things.

Anchor: Okay, I'm listening.

Anchor: There are options. And here to discuss those options with us, Adrian Hernandez, founder of My Home Sold. You're a solutions guy.

Adrian Hernandez: Oh, you're awesome.

Anchor: People have questions. They have concerns. You have the solution. The real estate market is always changing, but it's changed quite a bit. Can you talk about what homeowners are facing right now in 2026 this summer?

Adrian Hernandez: Yeah. Well, thank you guys for having me on. Homeowners are facing a lot of uncertainty, right? A lot of changes. No one can put a finger on what exactly is going on. We still have really high interest rates. We still have high prices. Depending on the area, you're not seeing any offers at all. You're seeing like 90, sometimes 95 days on market depending on the area. And then you do have some areas that do move. We get talking about multiple offers on certain properties and that does take place, but for the most part, there's still a lot of uncertainty in the marketplace.

Anchor: And this is definitely affecting homeowners, these economic conditions right now. Why and how does My Home Sold go about helping people?

Adrian Hernandez: Yeah. Well, one thing we know is you can't guess the market. But what you can do is you could take control of your home. You can take control of the options that you receive. So what we do is we give homeowners options. We give them, hey, can you look at a cash offer? Does it make sense for you to not spend 6 months on the market? Does it make sense for you to sell as-is? Or does it make sense to go another way? And we're having that discussion with the homeowner.

Anchor: So every person that calls you, it's a custom decision. It's not one-size-fits-all.

Adrian Hernandez: Absolutely not. If we're a one-size-fits-all, we can't really educate and help people. I was a real estate agent for a very long time before we started buying houses.

Anchor: Oh, so you know the market.

Adrian Hernandez: I know the market and I know how to give consumers options because I remember being at the table. I remember being there and only giving them a listing based option when that wasn't the case. They needed to move, not 60 days from now. So for a homeowner to have options, I believe that gives them a little bit of certainty on what they can do. And at least an idea of, we go this way, it takes this amount of time, or we go this way and yeah, we may leave a little bit of money on the table, but it's convenient and it's fast.

Anchor: That is the most priceless thing I think for any homeowner is having options.

Adrian Hernandez: 100%.

Anchor: Right, because you have to factor in commissions, you have to factor in closing costs.

Adrian Hernandez: Right. And right now in this market, buyers are getting that. They're getting closing costs. They're getting credits. And then as a homeowner, you have to think the time that goes into that. How long am I on the market? What's the holding cost? Time kills all deals. Is there a deal for me now?

Anchor: Yeah. I wish I met you a long time ago. You're a good guy to know for sure.
